Troubleshooting Foundation Problems for Raised Homes in Baton Rouge

May 19, 2025

In South Louisiana, raised homes are part of the landscape—and the legacy. Many of these charming structures sit atop pier and beam foundations, offering protection from flooding and a timeless architectural appeal. But with age and exposure come unique challenges. At Breland’s BEST FOUNDATION, we specialize in helping homeowners identify and resolve foundation issues before they become costly repairs.

Why Raised Foundations Are Common in South Louisiana

Before modern drainage systems were widespread, South Louisiana’s frequent rainfall and high water table made elevated construction a necessity. Pier and beam foundations allowed homes to sit above pooling water, reducing the risk of flood damage while maintaining structural integrity.

Even today, raised foundations remain a smart choice for Baton Rouge homeowners—especially during our heavy rainy seasons. If you own or are considering purchasing a raised home, understanding how to care for its foundation is essential to preserving its value and safety.

Common Foundation Issues in Raised Homes

Unlike slab foundations, pier and beam systems rely on a network of supports that can shift over time due to soil movement, moisture, or poor drainage. Here are a few red flags to watch for:

  • Cracks in walls – Shifting beams can strain your home’s structure, leading to visible cracks.

  • Uneven doors and windows – If doors won’t latch or windows stick, your foundation may be settling unevenly.

  • Sagging floors – A dip or slope in your flooring often signals movement in the beams below.

  • Mold or mildew near beams – Persistent moisture can weaken soil and compromise beam stability.

If you notice any of these signs, it’s time to take action.

How to Address Foundation Problems

Your home is more than a structure—it’s your sanctuary. When its foundation is compromised, everything above it is at risk. That’s why early detection and timely repairs are critical.

At Breland’s BEST FOUNDATION, we begin with a thorough inspection to assess the extent of the damage. Depending on your home’s needs, we may recommend pier and beam stabilization, drainage correction, or preventative maintenance to protect against future issues.

Prompt repairs not only restore your home’s stability—they help you avoid escalating costs down the line.
